Onsite engineering services are provided by Realty
Management Company’s full-time engineering staff. Each building’s
onsite maintenance team is monitored by a licensed engineer. Additional
maintenance specialists are deployed to buildings as needed.
Standard responsibilities include:
| Regular building inspection to ensure that cleaning
personnel have completed all janitorial duties according to
contract terms. Inspections are performed after each cleaning
visit and documented on an Inspection Form which is then provided
to the Property Manager. |
| Routine preventative maintenance of equipment
and machinery in accordance with the preventative maintenance
schedule. Complete weekly Maintenance Log Sheets and submit
them to RMC’s Director of Engineering. |
| Efficiently troubleshoot and repair building
machinery and equipment in the shortest time possible to avoid
inconvenience to occupants. |
| Perform a daily walk-through inspection of all
public areas of the building and grounds. |
| Replace all burned-out or broken light bulbs
or fixtures. |
| Become familiar with the building fire alarm
system and evacuation procedures. Respond without hesitation
to all alarm and emergency situations. |
| Oversee and maintain a regular log of events
and activities in the building. |
| Maintain a safe environment in all areas of the
property including work and equipment areas. |
| Implement an effective key control system. |
| Maintain inventory and order replacement stock
(i.e. filters, light bulbs, motors, relays, etc.) as required
and in compliance with RMC procedures and the operating budget. |
| Respond to emergency situations resulting from
inclement weather, and assist with snow removal and other tasks
as needed. |
| Maintain the cleanliness and orderly appearance
of the building during business hours (i.e. trash control and
removal, restrooms and all public and service corridor areas). |
| Oversee contractor activities. |
| Assist the Mechanical Technician with planned
maintenance of the mechanical equipment. |
